See a wonderful interactive aerial view! Click the directions on the compass to see the farm from four different angles!

Our hope is that Watermark Farm remains a boarding facility where adults can board, ride and access the tremendous trail system (* see note below). We pride ourselves on our high value which allows real people to enjoy the equestrian life at reasonable rates.

This is the first time Watermark has been for sale in ten years and it has been vastly improved in that time. It will hopefully be sold to someone who is intent on keeping the facility as a boarding stable and at the current or better level of service, enjoyable atmosphere, and value.

Please take the time to read about our facilities. Look at the pictures on this site. Give us a visit. Most of you who have been given this address have some knowledge of our facility already. If you haven't visited in awhile, please stop by. We'd love to show you around. Please call ahead to make sure we are here.

While Watermark Farm is not listed at this time, we are happy to consider serious offers. If interested please contact Dawn Runyan at 425.775.4013 or on her cell phone at 206.227.9089. Dawn is with Windermere Real Estate.

These are just a few pictures from our files. Most of these pictures were taken during various stages of remodeling.

General: The entire property is roughly 6.2 acres on two tax parcels nestled into magnificent trees only about one hour from Seattle (including the ferry ride from Bainbridge Island). It includes the following:

House: Very updated 1978 rambler, roughly 1600 square feet, 3 bedrooms, 1.75 baths. Renovated kitchen (with new stainless steel dishwasher and stove, new lighting, newer countertop, wood floors, etc...) with large walk-in kitchen pantry and laundry room, and new wide-plank fir flooring. New French doors leading to newer covered deck. Cathedral ceiling in living room, new recessed lights in family room and kitchen, newer woodstove and chimney insert. Very private hot tub with fencing and outdoor lighting surrounded by large cedar and fir trees (most people don't realize we have this). The guest bathroom has been completely gutted and redone with tile floor and shower. The garage includes a separate emergency electrical panel that you can attach a generator to to run lights and water during outages. Renovated master bathroom with newer countertop, toilet, sink and faucet. Built-in china cabinet in dining room. Attached two car garage. Large backyard, and great front yard, both with beautiful trees, shrubs and fruit trees. Contact us to take a look.

Water: Private well (great tasting water!). More than enough gallons per minute to supply all house and barn needs. Brand new pump in 2007.
Septic: Pumped summer 2004.
Communications: High-speed DSL internet. Fast uploads and downloads.
TV: Dish Network satellite. The dish will remain with the house. Negotiate for receiver or buy new one.
Appliances: Most come with the house (oven, stove, dishwasher, refrigerator, washer, dryer) except the chest freezer which is negotiable.

Barn: Two separate barns (one with ten stalls and one with four, all with large French-drained paddocks), 40 ton hay loft, covered 60' x 60' arena, short course outdoor dirt arena, full-size Olympic dressage turf arena, several pastures with electric cross-fencing, private tack rooms, small studio apartment for feeders (or manager, or income, etc...), covered washrack with hot and cold water, rebuilt pellets/shavings storage, rebuilt manure pile, automatic waterers in every stall in main barn, running water to front pasture. Trailer parking, covered tractor parking, large storage room, large parking lot, paved road to within approx. 100 meters of parking lot, nicely landscaped with plenty of trees and large forest. Lots more too! Great layout of pastures, driveways and barns. Check it out for yourself and see the quality and cleanliness. We are currently charging $390 per month per stall. Lots of business potential.

Trails: We have worked out an agreement with the neighbors to be able to cross their property by using a release of liability form. It is hoped, but not guaranteed, that they would be open to continuing that arrangement. Future owners would need to approach them and work out an amenable agreement. They have been very open and cooperative with us and we greatly appreciate their friendly, professional approach in working with us. Please continue to respect their property and their concern for liability. Those of you who have ridden the 4300 acres of trails from our property know the advantage of easy access. No other barn around has our kind of easy, close, and safe access to the trails!

Trail access is only for the use of Watermark Farm boarders. It is not open to the general public nor to anyone trailering into the property. Nor is it allowed, in our current agreement, to let paying guests ride Watermark horses on the trails. For example; it would not be allowed to run the business where you fill the barn with your own horses and allow people to come in and ride the trails on your horses. The neighbors would not be open to having a “Trail Rides, open to the public!” style business coming onto their property.

Other: Approx. one acre of partially cleaned out forest with very large trees, ferns, shrubs, and trails (great for kids or for a future hide-away hut). Good sized workshop attached to barn (Currently a woodshop. The tools are not for sale, though use of them may be negotiated in exchange for them remaining on property and shared use of the shop).

Negotiable: 1986 John Deere 650 tractor with all implements (runs wonderfully and fits in many of the paddocks), 2007 Cub Cadet GT1554 riding mower with 54" mowing deck, 2004 Texas Bragg 5' x 8' heavy duty utility trailer, remainder of 40 tons second-cut Timothy hay, & 7000 watt generator that plugs directly into emergency panel in garage.

Asking Price:  $895,000. We are also happy to listen to serious offers. Contact Dawn Runyan from Windermere Real Estate at 425.775.4013 or on her cell phone at 206.227.9089 if interested in more information or a tour, or click here to download our PDF brochure.
